Lake Home Crawlspace Encapsulation

Challenge

In the small town of Ottertail off of Otter Tail Lake in Central Minnesota, there are cabins and lake homes that fill the shore lines. With nearly all of the homes having crawl spaces, many of them were having the similar issues. More specifically, the Millers were noticing issues being caused by their dirt crawl space.

The Millers own a cozy, shore-line home on the northeast side of the lake. Their house is a typical lake home; it doesn’t have a basement but does have a crawl space. Due to it being a dirt floor crawl space, they were noticing some changes in their home.

The first change they were noticing in their home was the smell. A strong, musty odor filled the home and a dampness shifted through the air. Since they live on a lake they thought it was being caused by the water. However, while investigating the cause, they checked their crawl space and found a moisture filled room. Condensation was beginning to form on the ductwork and the air quality in the home was worsening. There were even mice finding their way into the home.

Solution

Concerned with what was happening to their home, the Millers contacted Innovative Basement Authority for help. The homeowners were relieved when they found we could fix the problem. We then sent out a Certified Field Inspector to examine the home to determine a solution. After a discussion with the homeowners explaining the products and solution, the crew was set to install.

Through the use of CrawlSeal® Vapor Barrier system, our TEAM was able to encapsulate the crawl space. This would help with the moisture issues and air quality. The encapsulation will also help control the unwanted pests from entering their home. Because of the high moisture levels, the TEAM also added an energy efficient dehumidifier. With the dehumidifier being self-draining, the homeowners can rest assured their crawl space will stay in a healthy state.

Since the encapsulation, the humidity levels have dropped significantly and the musty odor no longer fills the home. The Millers shared the gratitude with the crew members and are happy to have a healthy crawl space and home.
