Settling Foundation?

Wednesday, March 28th, 2012 by Jim Laven

Have you noticed that your floors are squeaking?  That you have cracks above windows and door frames?  How about problems closing and opening windows and doors?  These are all common problems associated with a settling foundation.  We can help.

In our region one of the most common issues we come across is settling foundations.  Foundations settle for a couple different reasons.  Newly built homes almost always settle after being built because the ground underneath the home will compact over time.  In existing homes it’s kind of the same problem.  With the changing of seasons in the upper midwest, the ground below our homes expands and contracts due to the weather conditions.  When the soil is really wet in the spring the soil will contract.  When the soil is dry (let’s say during the summer) it will contract.

When the soil is expanding and contracting it’s affecting the structure of your home.  Picture your home sitting on top of a sponge…when the sponge is filled with water on one corner, the house will raise on that corner. When the water is squeezed out of the sponge the house goes back down.  This is essentially what happens to the soil around your home.  This can also cause basement walls to bow or push in.

By scheduling a free estimate we can have our certified foundation specialist assess the situation.  We have in-network engineers whom we can discuss options with regarding your situation to ensure we quote you properly.  We won’t just take a shot in the dark guess, we’ll do our best to come up with the best solution for your home.  Don’t let another contractor give you a rough quote – make sure you have something detailed and in writing.

It IS most likely your biggest investment.  Let us help you protect that investment.
