Q: What is the difference between doing a FHA Inspection and a normal inspection that a home owner would request prior to purchasing a home? What is checked with each?
A: An FHA inspection in not an actual Home Inspection. This type is accomplished by an Appraiser. An Appraiser’s job is to determine the market value of a home. The FHA part of the appraisal covers select safety concerns and some checklist items. It is not a complete operation and evaluation of the home. A Home Inspector will inspect and evaluate all major components of a home with an example being to check the electrical panel. An FHA inspection determines the size of the panel. An inspector will open the panel and evaluate for proper wiring, over loading, and burned/corroded connections. An FHA inspection looks for cracked glass only, while a Home Inspector will operate and determine the working condition of the windows. With a home inspector, all components of a home are operated and evaluated. You receive a written report explaining the condition and findings discovered during the home inspection. The average home inspection report is 20 pages with a break down of the exterior, roof, garage, kitchen, bathrooms, living spaces, foundation, attic, plumbing, electrical, heating and AC.
