Ask an Inspector

Friday, February 24th, 2012 by Rebecca Larson

Ask an Inspector - Image 1Who better to answer your questions about your home than an inspector?  We met with Dean Foell, a local Fargo inspector, and asked him a question about common problems he comes across.

Q:  When doing home inspections, what is the most common problem you find?

A:  Foundations in the Red River Valley area are always a concern. Our heavy soil is very damaging to foundations. The combination of our soil and poor water drainage affects block, brick, poured, and wood foundations. The lack of proper working gutters and poor drainage has caused foundation walls to fail. Basement floors are cracked and heaving to the point of causing potential structural concerns. Many basement walls in the area are braced. This will stop further movement of the walls if installed properly. Some foundation walls have shifted to the point of needing to be straightened. Older home drain tile systems are plugging up and allowing seepage into the basements.
